My service is a little bit different than others.

An Example, if you can see or smell what you may think is mold, I do not charge for a complete Visual Inspection, it saves you time and money.  I only charge for the house call plus two(2) air samples, which the Laboratory  must have for a complete report.  Depending on the situation, there are times a tape sample or an in the wall sample may be required.  These air or contact samples are an additional cost.

Once the results  have been returned by the laboratory, you will be given a copy of the report along with a written estimate to make all needed repairs.


The above picture on the left shows a water leak around the electrical panel.  First, remember that Water and Electricity do not mix.  A water leak around the electrical panel can cause shorting within the panel and a possible electrical fire.  It is not a question of "If" it will happen, but "When".  Maybe while you are in bed asleep.

Also, stucco acts like a sponge.  Water will leach through the stucco walls.  Now you have the three (3) sources for
Mold or Fungi to grow.  A source of Food, A Surface to grow on And Moisture.

The above picture on the right shows metal studs rusted out, but the Wet Dry Wall is the Villain. It is the Food Source for this Mold Problem.

Why ?


This is a
Brand New Home that I was Called in to do a complete Home Inspection days after the Final Walk Through.

The above picture on the left shows a good possibility of an electrical short and possible fire in the attic.

The above picture on the right shows the window is not
"Square" to the frame.  You can see the gap along the left side of the window from the top to about half way down.

Why was this Inspection Important ?

This was a "New Home" Under Warranty.  The new home owner had a checklist for needed repairs / adjustments that must be completed before the new owner signs off on the completed repairs.  My report was added to that checklist and saved the new owner possible problems in the future.

The New Homeowner made a very smart move on requiring the checklist.  It is wise to always have a Pre Move-In Inspection that may uncover any problems that may cause a serious problem / tragedy after the new owner moves in.
